Welcome to the Casa Blanca Homeowners Association (CBHOA) website! This website is maintained by Affirmative Management and includes information about a host of topics including:
DOCUMENTS & FORMS for automatic dues payment, exterior modifications, registering as a new resident
INSURANCE - Useful information about CBHOA's master insurance policy, including proof of current insurance required annually by most lenders. Plus information about how, despite the fact that CBHOA carries earthquake insurance, you could suffer a significant loss should there be a damaging earthquake and how to protect yourself against such a loss.
GARBAGE & RECYCLING - CBHOA's garbage & recycling rules (same as the sign on the dumpster doors, but provided here for handy reference)
LARGE ITEM DISPOSAL - Handy links to city webpages entitled How to Get Rid of Anything and the Smart Station near 237 & Lawrence where you can dispose of just about anything -- furniture, appliances, mattresses, eWaste, etc -- most of it for free!
DUES PAYMENT METHODS - If you pay your dues via ACH, aka checkless draft or the pre-authorized debit method, where the HOA's bank PULLS monthly dues payments from your bank, e.g., Chase, Wells, BofA, credit union, etc., we recommend not changing anything because if is isn't broken, don't fix it. The main advantage of this method is that your payment amount will adjust automatically as dues change.
Another way to pay is via your bank's bill pay where you PUSH your dues payment from your bank to the HOA's bank. Although it's simple and familiar, you must remember to adjust the amount when dues change which, in our case, is in January. Of course, you can also pay by mailing a paper check with the same caveat.
If, on the other hand, you want to see your dues payment history from time to time, view this document for instructions about how to create an account on our bookkeeper's, N.A. Shade's, web portal, then choose whether to pay by linking your bank account or with a credit card. Once you select a payment method, you can choose whether to make a single payment for a $2.99 fee or a recurring payments with no fee. Finally, the same caveat applies: if you use this method, you must remember to adjust your payment amount every January.
MAILBOX KEYS - Lose your mailbox key or your key won't open the mailbox lock? Read these instructions for what to do (you will need help from the USPS) and, if you are interested, a video showing how a mailbox door lock is replaced.
UNIT WATER VALVE - A picture of the valve to close if you need to turn the water to your unit OFF
IRRIGATION VALVES - Pictures of the valves to close if an irrigation line springs a bad leak or if the sprinklers get stuck in the ON position
