ARCHITECTURAL GUIDELINES FOR IMPROVEMENT PROJECTS

If you are thinking of doing a home improvement that will be visible from the courtyards, sidewalks, or parking lot, you will need to complete a Modification Request Form (MRF) and receive approval before starting your project. Some examples of projects that require prior approval include installing replacement windows, a new sliding glass door(s), a satellite dish (see rooftop mounting locations), or an air conditioner if tubes or apparatus will be visible outside your patio. The rule of thumb for when a MRF is required is Will the improvement be visible from the outside?

Please read the Rules & Guidelines before beginning your project to understand CBHOA's esthetic requirements and other important information. If the rules say "MRF required" download and complete a MRF before you start. Here is a checklist showing the documents you will need to submit a complete application. Once the property manager receives your completed application they will approve it or ask you for more information. Be aware that if your project requires a city permit, it is your responsibility to find that out and acquire it.

GENERAL RULES & GUIDELINES

CBHOA's Rules & Guidelines cover a wide range of topics in greater detail than the Bylaws and CCRs (see last paragraph) including the architectural guidelines mentioned above. For example, they address whether CBHOA or individual homeowners are responsible for things like clearing sewer and drain backups, fixing leaks, repairing gates, providing pest control, and treating termites. In addition, they cover non-maintenance / quality of life topics such as what can be put on your porch, parking, pets, vehicle maintenance restrictions, and more. We ask all owners to be aware of the rules and comply with them.

GOVERNING DOCUMENTS

Governing documents are similar to a city's municipal code: they contain a host of provisions and policies that dictate how CBHOA is governed, how maintenance and repair responsibility is parsed, what is expected of residents and owners, etc. Click Bylaws or CCRs (Covenants, Conditions, and Restrictions) to view the document you want to read.
